Real Estate Investing could be a “whole new world”

With all of the bankruptcy, bailouts, and general economic woes in our economy and in the real estate world in particular, what does this mean for real estate investors? The answer: no one knows for sure. But what I do know is, it’s a whole new world for investors, at least for this next season.

In the past, all you really needed was a decent credit score and a pulse to get a no money down, no doc, no problem here’s your money loan! Those days are gone for now.

Gone are the days of traditional banks and mortgage companies providing:

  • No money down loans on investment property-regardless of credit.
  • Many/most loan products for investment properties in general.

This comes at a time when good deals are ripe for the taking. Foreclosures are at all time highs. Competition for these homes by investors is shrinking because fewer and fewer people can get the easy money to take advantage of these deals.

We are living in one of the biggest transfers of wealth in the history of our country, but who will be prepared with the intelligence, wisdom, resources, and guts to take action in this turmoil.

In This Real Estate Market, Private Money is King!

With all the turmoil with banks, mortgage companies, and the poor economy, it’s become tougher and tougher for investors to get financing on investor properties.

If you have excellent credit, they want you to put a chunk of money down, between 10-20%; nobody wants to put that kind of money into a deal, EVEN IF YOU HAD IT! If you have less than perfect credit, forget getting even those terms. This is the world we live in right now with banks and mortgage companies.

What’s the answer?  FORGET THE BANKS! Find private lenders. Who are private lenders? They are regular folks who have money in bank cd’s, money market accounts, IRA’S, as well as other investment vehicles, earning very low rates of return.

You think someone who just lost 50% of the value of their IRA because of the stock market is looking for a new vehicle to invest in? You bet your bippy they are! These “regular” folks are looking for good rates of return, and financing real estate deals can provide that for them.

Here’s what I say to folks who I think might have investment capital. I call it my “elevator commercial”. Do you or someone you know have any investment capital that’s not making 10% or more safely?”

You will not believe the reaction you will get by asking this question! I have had people “eavesdropping” on my conversion interrupt and ask for more information. People with money invested are always looking for a way to increase the return on their investment. When you offer a 10% return to someone making 2% in a cd OR, even worse, lost 50% of the value of their IRA in one week, it gets a reaction. You just have to ask.

If you would let the world know you have this incredible investment opportunity, you would be surprised at the number of people who will want to know more. The problem is most investors won’t open their mouths and approach potential investors about this and in turn lose out on the incredible benefits of finding your own “private bank”.

I encourage you to step of your “comfort zone” and use you elevator commercial nest time you get a chance. Who knows, you could be standing next to your bank!

Finally, the answer to the million dollar question…

One of the most asked question by investors these days is “where do I find private lenders?” The answer to this “million dollar” question could set you free in your business and keep you from ever stepping in a bank again! Oh halleluiah!

I’m going to tell you the secret to finding private lenders…

Open your eyes! They are all around you!

That’s right; you find private lenders by talking to people you already know. Not by soliciting strangers for money. ALL of my private lenders were either people I knew personally or a friend of someone in my network. That’s it! But remember, that could be a bunch of people to choose from. Trust is the main issue when private lenders are considering your deal. And people are more likely to trust folks they know or who have been referred to them.

I spread the word through my “dream team” of professionals so that they can tell their friends and clients. Your attorney, insurance agent, inspector, appraiser, and even your banker or bank teller all know people who have investment capital OR may be interested in lending themselves.

You have heard the saying “don’t judge a book by its cover?”

Well, it’s also true; don’t judge a private lender by their cover! By that I mean don’t assume that because someone doesn’t LOOK like they have money, that they in fact DON’T have money! You never know! Some people that look like they have money are flat broke! They are spending every dime they have to keep up with the Jones’. I’m sure you know the type. But then again, I have known people who literally looked like they just crawled out of a ditch that are worth millions! The truth is…you never know.

Case in point…

I was buying a house one time using a private lender I had never met! One of my attorneys’s referred him to me and the first time I met him was at the closing when he walked in the door! And it’s a good thing I had never seen him before because he was so dirty, sweaty and rough looking that I would have never THOUGHT he had enough money to buy his own lunch, must less millions! He was an older gentleman in his 60’s, if not older.

Turns out he was working on some land he owned, clearing brush and cutting grass. He was a mess! But, that didn’t stop him from reaching in his wallet and pulling out a cashiers check for over $ 100,000.00! Not bad for guy that looked like he crawled out of a dumpster! Come to find out he was a millionaire many times over and was an “old school” workaholic. I’m sure you know someone like this gentleman.

NEVER JUDGE PEOPLE FOR HOW THEY LOOK WHEN SEARCHING FOR PRIVATE LENDERS!

You could have someone close to you that has all the money you would ever need!

But, if you don’t ask, you will never know…
